RV Mold Inspection in Texas

A used RV in Texas can hide water damage behind fresh caulk and new carpet. Eleven mobile inspectors across the state list mold as a service, and all eleven also handle leak checks and pre-purchase work. I have paid for two inspections and walked away from one rig, so I know what a useful report looks like and what gets left out.

What a mold inspection actually covers

Mold is a moisture problem wearing a disguise. A good inspector checks the roof seams, window frames, vents, and the inside of storage bays with a moisture meter, not just eyes and a flashlight. The eleven Texas inspectors who list mold all list leak work too, which matters because the leak is the cause and the mold is the symptom. Ask where they probe and whether they photograph the readings. A report that says "signs of moisture" without locations is not worth much. You want numbered photos and meter numbers you can compare later.

Certification and the report you should expect

NRVIA has two levels, certified and master certified. Neither level is required in Texas, but it tells you the person has been trained on the same checklist. None of the eleven mold inspectors here list NRVIA certification, so ask directly and ask what training they do have. A written report should include roof condition, moisture readings with locations, generator hours and test results, propane system checks, and chassis notes if it is a motorhome. All eleven of these inspectors list propane, and all eleven list motorhome work. If the seller's inspector is the only name on the report, find your own.

Timing the inspection before money moves

Schedule the inspection before your deposit becomes nonrefundable. In Texas, private sales often move fast, and the good mobile inspectors book out. The listings here average 4.5 stars, but review counts run thin, so call and talk to the inspector about a specific rig before you trust a rating. Fort Worth and Austin both have inspectors on this list. If you are buying near either city, book early and plan to attend the inspection if you can. Watching the moisture meter climb is different from reading about it later.

Questions people ask

How many mold inspectors are listed in Texas?

Eleven. All eleven are mobile, all eleven also list pre-purchase inspections, and all eleven list leak checks. That overlap is useful, because mold almost always traces back to a leak somewhere in the roof, walls, or seals.

Do any of these inspectors hold NRVIA certification?

None of the eleven list NRVIA certification in their profiles. Certification is voluntary in Texas. Ask any inspector you call what training they have and whether they follow a published checklist.

Can I use the seller's inspection report?

No. Even a recent report from the seller's inspector is worth less to you than one you paid for. You want the person holding the moisture meter to answer to you, not to the person collecting the money.

What should the written report include?

Moisture readings with locations and photos, roof and sealant condition, generator test results, and propane checks. All eleven Texas inspectors here list propane and motorhome work, so ask for those sections explicitly if the report is thin.
